As of 2026, building a house in Kerala costs roughly ₹1,800–₹2,100 per sq ft for basic quality, ₹2,100–₹2,500 for standard quality, and ₹2,500–₹3,000+ for premium quality — structure and standard finishes only, before land, architect fees, approvals and a designed interior fit-out.

These ranges cover the shell and standard finish work a contractor quotes for construction itself. They do not include land cost, architect or structural-engineer fees, statutory approvals, or a designed interior fit-out — those are quoted separately, and we break down why below.

Construction cost per sq ft, by quality level (2026)

Basic: ₹1,800–₹2,100 per sq ft — Simple design, standard materials, basic fittings, essential finishes

What moves the number up or down

• Site condition and access — rock-cutting, poor soil, or a plot with difficult vehicle access adds to foundation and material-handling cost.

• Roof type — a flat RCC roof, a sloped clay-tile roof, and a hybrid design price differently in both material and labour.

• Structural system — RCC-frame construction is the default statewide; load-bearing laterite construction (a genuinely Kerala-specific technique) can shift the number either way depending on stone availability locally.

• Contractor model — a "turnkey" quote that bundles design, structure and basic interiors will read higher per sq ft than a structure-only quote, because more scope is inside the number.

Does this include interior design and a modular kitchen?

Only partly. The "standard" tier above typically assumes a basic modular kitchen and standard finishes — not a designed interior fit-out.
